Renting

A rental that fits the life around it.

A Dubai rental is decided by more than the unit. The commute, the school run, the building’s chiller charges and how the landlord handles renewals all turn up later. We ask about those first, then bring a shortlist that survives them.

Tenants usually pay the year in one to four cheques, and the terms are negotiable. We negotiate them, register the contract through Ejari, arrange the move-in and hand you a property that is ready. Landlords get the same team on the other side: screening, contract, renewals.

Frequently asked questions.

How are rents paid in Dubai?
Annual rent is usually paid in advance by one to four post-dated cheques, and occasionally more. Fewer cheques generally buy a lower rent, so the cheque count is part of the negotiation. A security deposit and an agency fee also apply, and the contract must be registered with Ejari.
What is Ejari and do I need it?
Ejari is the Dubai Land Department system that registers tenancy contracts. Registration is required, and you need it to connect utilities, sponsor a family visa and resolve any dispute at the rental committee. HBS registers the contract for you as part of the service.
Can I rent before my residence visa is issued?
In most buildings, yes, though some landlords and some utility connections ask for an Emirates ID or a visa. Where that happens we tell you before you commit, and we sequence the rental with your visa so you are not paying for an empty unit.
What are chiller charges?
In many Dubai buildings, cooling is billed separately from rent, either to the tenant or included by the landlord. The difference is significant over a year. We state the arrangement for every unit on your shortlist so you compare the true annual cost, not just the advertised rent.
