Property management

The years after the purchase are the ones that cost.

An empty month, a tenant who pays late, a chiller left unserviced: a Dubai property loses more to inattention than to the market. Owners living abroad feel it first, because every small decision waits for a time zone.

We take the property off your desk. We find and screen the tenant, register the contract, collect the rent, handle the maintenance, inspect at check-in and check-out and re-let when the term ends. You get statements and a single contact who knows the unit.

    Marketing, screening, contract and Ejari registration, then handover to the tenant.

    Rent collected, maintenance handled, inspections done, statements sent, renewal prepared before the term ends.

Frequently asked questions.

What does property management cost?
Management is charged as a percentage of collected rent, with the letting fee handled separately. The rate depends on the unit, the number of properties and the scope you want. Fees are stated in writing before the mandate is signed, so nothing reaches a statement that was not agreed.
What happens if the tenant stops paying?
We chase the arrears immediately, serve the notices the tenancy law requires and, if it goes that far, file at the Rental Disputes Centre on your behalf. You are told at the first missed payment, not at the end of the term, and screening beforehand is what keeps this rare.
Who approves repairs?
You set a threshold when the mandate starts. Below it we act and report; above it we send quotes and wait for your instruction. Genuine emergencies, a leak or a failed air-conditioning unit in summer, are handled first and reported straight away.
Can you manage a property I bought through another agency?
Yes. Management is a separate service and does not require us to have sold you the property. We assess the unit and the existing tenancy, take over the documents and the keys, and pick the file up from wherever the previous arrangement left it.
