Most buyers arrive with a community in mind and a price in their head. We start from the objective instead: a home to live in, a unit to let, or an asset to hold. The shortlist follows from that, and every option comes with comparable rents, the service-charge history and what the building has actually sold for at the Dubai Land Department.

You see the properties in person or by live video, with the same documents either way. When you are ready, we negotiate, prepare the memorandum of understanding, run the checks and take the file through to transfer and handover.

Can a foreigner buy property in Dubai?
Yes. Non-residents can buy freehold in the designated areas, which cover most of the communities buyers ask about, including Downtown, Dubai Marina, Palm Jumeirah, Business Bay, Dubai Hills and JVC. The title deed is registered in your name at the Dubai Land Department. No residence visa is needed to buy.
What does buying cost on top of the price?
The main item is the Dubai Land Department transfer fee of 4% of the price, plus registration fees, the trustee fee and the agency commission, which is 2% by market practice. A mortgage adds a registration fee. You receive a written breakdown before any offer, with the rates confirmed at the time of purchase.
Can I buy from abroad without travelling?
Largely, yes. Search, viewings by live video, negotiation and the memorandum of understanding are all done remotely. Transfer can be completed through a power of attorney, though many buyers prefer to attend. We tell you at the first call which steps would need you in Dubai.
Does the purchase qualify for a Golden Visa?
A property registered at the Dubai Land Department for AED 2 million or more can qualify the owner for the ten-year investor visa, processed through the DLD and issued by the ICP. We check eligibility before you commit, not after, because how the property is held and paid for affects the answer.
